We perform a structural inspection documenting everything with photographs and notes. Then we draft a structural engineering report; some banks and mortgage companies refer to it as a "Structural Adequacy Report". In the report we discuss what deficiencies we may have observed, what's causing them, and what needs to be done to repair them, if anything. If something does need to be done, then we state specifically what needs to be done in the recommendation portion of the report. The report is then Sealed and signed by a Professional Structural Engineer licensed in Pennsylvania, thus making the report a legal document recognized by building inspectors, banks, insurance companies, mortgage companies and even the courts.
